INSPECTION VS. TESTING
Most mold inspections consist of two facets; the physical inspection and mold testing.

MOLD INSPECTION:
A mold inspection consists of two parts;

A visual inspection of the exterior and interior of the property for evidence of surface mold contamination.
Electronic moisture detection to locate potential hidden mold problems and conditions.

FEES:
The fee for mold inspections is $250 for residential properties up to 2,000 square feet. Properties over 2,000 sq. ft. are calculated at 14¢ per sq. ft.

The fee for mold inspections is $350 for commercial properties up to 2,000 square feet. Properties over 2,000 sq. ft. are calculated at 18¢ per sq. ft.

MOLD TESTING:
Mold testing involves collecting mold samples from the air and/or contaminated surfaces. The fee for each sample is $130 including lab analysis and written reports.

Surface samples are typically taken by placing clear tape directly onto a contaminated area, lifting mold from that surface and sending it to a qualified lab for analysis. Surface samples identify specific genus (types) of molds on a surface but do not quantify spore counts.
Air testing requires a minimum of two samples; one indoors and one outdoors.
The outdoor air sample serves as the standard for determining whether or not the indoor air is problematic. Reports showing less mold indoors than outdoors are favorable. Reports showing more mold indoors than outdoors are unfavorable.
